Why Salem roofs need a different kind of attention.

Salem is the state capital, the heart of the Willamette Valley, and one of the most rain-heavy small cities in the country. 40 to 45 inches of rain a year, sustained humidity from October through May, and wind gusts that hit 60 mph during winter storm fronts.

Salem's wet climate is a moss factory. On north-facing slopes especially, moss takes root in the granule layer and lifts shingles over time. Fix is mechanical removal (no high-pressure washing — that destroys shingles) plus a zinc strip at the ridge.

Pipe boot failures

The rubber boot around every plumbing vent cracks around year 10 because Oregon's UV cycle is harsher than people realize. We see this on ranches and Craftsmans alike. Replacement is a 20-minute repair, not a roof replacement.

Valley and flashing leaks

Where roof slopes meet, and where the roof meets chimneys or vents. Water finds a way if flashing was cheaped out on. Common on older central Salem homes. Often fixable without touching the rest of the roof.
