A leak in your ceiling is alarming. The fear isn't just water damage — it's the suspicion that the next contractor through the door is going to say "your whole roof is shot" and pitch you a $20,000 replacement.

Most of the time, that's not the truth. Most roof leaks in Salem-area homes come from a single failure point — a cracked rubber pipe boot, a lifted flashing strip, damage in a valley where two slopes meet, or a missing shingle above the leak. The rest of the roof is fine. The fix is a targeted repair, often a few hundred dollars, and your roof goes another 5-15 years before you actually need replacement.

Where roof leaks actually come from.

Pipe boot failures

The rubber gasket around every plumbing vent. Cracks around year 10 because of Oregon's UV cycle. About a third of the leaks we see. Fixable in 20-30 minutes.

Lifted flashing

Metal pieces where your roof meets a chimney, vent, skylight, or wall. If installed cheap, they lift or corrode and create a gap water finds. Often fixable without disturbing surrounding shingles.

Valley metal failures

Where two roof slopes meet. Heavy water flow concentrates here. Older valleys often used woven shingles or thin metal that fails after 15-20 years. Replacement is usually a half-day repair.

Missing or cracked shingles

Wind or impact damage. If you can see sky through your attic from a specific spot, this is probably it. Quick fix once we find the right shingle match.

Clogged or misdirected gutters

Half the "roof leaks" we investigate are actually gutter problems — water backing up and getting under the shingles at the eaves. Clover handles both, so we solve the real problem.
